The sexual tension peaks but everything else falls flat in this contemporary romance novella from Lang (the Practice Perfect series). It doesn’t take much for unemployed Oliver to notice newly divorced Fay at a historical walkthrough in Upper Manhattan, and the two urban planners hit it off. Oliver poses as Fay’s boyfriend to stop a broker from hitting on her, but she tells him she only wants to be friends. However, after Fay invites Oliver to a few open houses in historical homes, sexual tension leads to a night of sex and casual conversation. When Fay learns Oliver is a candidate for a job at her firm, she must decide whether to continue their relationship or leave it as a tryst. Though Oliver and Fay’s relationship evolves from acquaintances to lovers in a natural and enjoyable way, the heavy usage of dialogue, quick conflict resolution, and lack of plot keep this romance from reaching its full potential. This quick story with lovable characters falls short in many respects. Agent: Tara Gelsomino, One Track Literary.

Fay Liu really wants to enjoy the historic Mount Morris home tour, but some pushy guy won't leave her alone. Spotting fellow urban planner Oliver Huang in the crowd, she takes a chance and kisses him hello, acting as if they are a couple. Oliver quickly catches on and they have a surprisingly great day together exploring the city's architecture. Not wanting to let go of their newfound connection, they reinvent themselves as a posh couple known as Darling and Olly. The ruse will allow them to gain access to some of the elite real estate in New York City. For both, their adventures are a much-needed beacon of hope, with Fay newly divorced, and Oliver having recently lost his job. Insecurities abound, however, as real feelings develop and Fay and Oliver have to decide if they have the courage to build a relationship that sings of home. VERDICT Fans of HGTV will enjoy the architectural details in this funny and sweet fake-relationship novella. The short length may leave readers wanting more of these relatable, damaged, and authentic characters in desperate need of a relationship renovation.--Jennifer Hendzlik, Anythink Libs., CO
