The enjoyable third in Probst’s Billionaire Builders series (after Any Time, Any Place) is Property Brothers meets small-town sexy with a twist of sweet. Tristan Pierce left his tiny hometown after a fallout with his father, not aware that his girlfriend, Sydney Greene-Seymour, was pregnant. Sydney, who’s now the CFO at Pierce Brothers, the family building firm, loved Tristan deeply but refused to trap him in Harrington. When Tristan returns to Harrington seven years later, after his father’s death, he at first tries to ignore the still-crackling chemistry between him and Sydney. After that fails, the two rekindle their relationship. But when Tristan learns that he’s Becca’s father, he struggles to trust Sydney again. Probst’s expert characterization is especially evident in Tristan’s tenderness with energetic, charming Becca both before and after he learns she’s his daughter, and in Sydney’s regret over not telling Tristan sooner, elevating the sometimes hackneyed secret-baby plot. Series fans will be sorry to say farewell to the three Pierce brothers and the women who love them.

Madeleine Maby and Sebastian York share the narration of the rekindling romance between Sydney Greene and Tristan Pierce. Sydney, who works for Tristan's family's building firm, has loved him for most of her life. But she's been keeping a secret from Tristan. The parts of the book that are primarily from Sydney's point of view are voiced by Maby, and Tristan's is voiced by York. Maby handles the female voices well, but she is less successful with the male voices. She has a halting stilted pattern with them, and there are odd pauses that tend to make her delivery sound choppy. York's performance is more successful, especially in his smoother portrayals of both genders. S.B. AudioFile 2017, Portland, Maine
